This cute 4-bedroom house is our pride and joy. Not just because of the amazing results we got in the end, but also because it has come together even better than we expected!
Story Behind the Sale:
$110,000 DIFFERENCE!
The property had been on the market a couple of times in the last six months. It was under contract for $1,150,000 which has fallen over, so the owners decided to change Agents, enlisting the services of Kath Chown from Remax.
Kath has recommended Foxy Home Staging (that’s us!) and some minor touch-ups to boost the property’s appearance. This time round it hasn’t even lasted a week on the market, closing the sale with an unconditional contract of $1,275,000 !
Let’s look at the numbers in more detail.
Original Sale price: $1,150,000 (contract fell through)
Investment: $15,000 (styling + repainting + small refurbishments)
NEW Sale price after investment: $1,275,000
Subtracting the $15,000 investment cost from the difference in sale prices gives us a $110,000 difference, how is that for a Return on Investment!

Considering it had been styled previously by a budget company, our aim was to make the entire home feel a bit more luxurious.

The beautiful, raked ceiling windows brought in an abundance of light, so we made sure to keep our styling light and airy to match the ambience.
The pops of green in combination with a natural colour palette created a resort-like feel across the entire home, tying in amazingly with the greenery in the backyard. The purpose of the wicker chairs was to make the space more open and inviting.
