I started by asking Megan what accomplishment she was most proud of…..

I started in real estate with no experience other than a passion for property. I consider real estate my own business within a business and I run it as such. I’m extremely proud to have built my business to the point it’s at in just 6 years. I have seen growth each and every year, which my family have also benefited from.

What’s your favourite real estate agent joke

Oh gosh, I don’t have one. Though some of the stories I could tell you…!

What do you think is the most frustrating trait a vendor can have?

Stress – though I don’t consider it a frustrating trait, just a common one. Selling your home can be daunting. I feel really fortunate to be able to step my sellers through the sale process and hopefully make it easier for them!

If you had the ability to fix one thing in the industry, what would it be?

Automatically generated property estimates! More often than not these ‘estimates’ are based on suburb statistics and don’t take any of the characteristics of the home into account. This often gives both buyers and sellers unrealistic expectations as to the value of a home and confusion around why it’s not accurate.

In your experience, what is the main reason for sale contracts falling through?

Fortunately, I don’t have many sales fall through. Building and pest inspections frequently come up with complications which, if handled well, can often see the buyer and seller come to a resolution. Poor finance preparation has been more common lately, with buyers not getting sufficient guidance from their broker or bank before offering on a home, only to find out that they can’t secure the funds. A buyer who is pre-approved for finance is also a far more attractive buyer!

When you walk into a home for the first time, what makes you relax and think that the sale will be an easy one?

As basic as it sounds, it’s a feeling! Some owners just get it right. The home is clean, uncluttered, beautifully presented and even smells good! I do also get excited when I can help sellers create this feeling by giving them a few tips on how to prepare the home for sale or I refer them to a stylist. I see this preparation so vital I’ve even made a video “How to Prepare Your Home for Sale” which is suitable for anyone considering selling.

A lot of people will Google a person, or a service, prior to hiring them. How has this easy access to information and digital screening changed your process?

It has been great! Aside from my Facebook page, Megan O’Leary Property, I have my own website, meganoleary.com.au, with everything from my current listings and testimonials from past clients to my videos which help prepare vendors for the sale process. I regularly get called in to meet with people I haven’t previously spoken to, just because this information is so readily available.

What gets you excited?

Where to start? The thrill of negotiating a deal to higher than either the seller or I expected. Meeting and working with the most wonderful vendors and helping them achieve their dreams. Seeing a home transformed through preparation and styling and seeing the photos come back with the home looking just beautiful! Seeing my own dreams come to fruition by doing what I love is also pretty exciting.
