Book home staging once you know roughly when your home will be photographed. For most sellers that means getting a quote two to three weeks before the listing goes live, then locking in an install date that finishes before photography day. In busy periods like spring, allow more time.

The rest of this guide works backwards from your listing date, so you can see what has to happen and in what order.

Why does the photography date matter most?

Your listing photos are the first time most buyers will see your home, usually on their phone. Staging has to be finished before the photographer arrives, so the photography date is the one everything else works back from.

If you don’t have a date yet, ask your agent when they’d like photos taken. Once you have it, the staging timeline is straightforward.

A staging timeline, working backwards from your listing

  1. Two to three weeks before listing. Get a staging quote. With Foxy you can book a free consultation, where a stylist visits the property, or send through the property details and a floor plan. Either way you’ll have a full quote within 24 business hours.
  2. One to two weeks before photos. Confirm the booking and lock in your install date. Most Foxy installs are booked within one to two weeks of enquiry, depending on the area and the time of year.
  3. Before install day. Finish any repairs, painting and cleaning, and clear out what you don’t want buyers to see. Staging is the last step, so the home needs to be ready for it.
  4. Install day. The furniture goes in and every room is styled. Leave enough time between the install finishing and the photographer arriving.
  5. Listing day. Photos go up and the campaign starts. The hire period runs from install, so the furniture stays in place through the open homes.

Getting your home ready to sell: what order to do things in covers the prep steps in more detail, and what to take out of your home before you sell helps with the clear-out.

Can I get a quote before I’ve chosen an agent?

Yes. A quote is free and doesn’t commit you to anything. Having the number early helps you budget for the whole campaign, and Foxy quotes are valid for 30 days. Nothing is locked in until you confirm.

How far ahead should I book in spring?

Spring is the busiest selling season in Brisbane and on the Gold Coast, and install dates fill in the order they’re booked. If you’re planning a spring listing, get your quote earlier than you otherwise would and confirm your install date as soon as your photography date is set.

What if my listing date changes?

Campaign dates move for all sorts of reasons. Let your stager know as early as you can so the install can be moved to suit. The sooner they hear about it, the more options they’ll have.

How long does the furniture stay?

With Foxy, the hire period is eight weeks: four weeks paid and four weeks free. It’s designed to cover the campaign from photography through to settlement. If your home takes longer to sell, you can extend, and the extension rate is set out in your terms before install.

Is there such a thing as booking too early?

Getting a quote early is never a problem. The install itself should happen close to photography, because the hire period starts from install day. Book the install too far ahead and you use up hire time before the home is even on the market.
