Behind the Cost of Home Staging Services

Selling your home quickly and for top dollar can be a real game-changer, and that’s where home staging comes in. Now, we often talk about why the investment in staging is worthwhile but let’s take a couple of minutes to pull apart this investment and break down exactly what the staging fee covers. Why? Well if I were making a significant purchase I’d like to know where my money is going – and I’m sure others feel the same.

We have a team of stylists present on installation day, but the process starts well before we even arrive at your property. There’s a lot of planning and preparation that goes into selecting the perfect furniture, artwork, accessories, and linen to create the right vibe. Our stylists don’t just place furniture in a room—they carefully craft an atmosphere that buyers will love, helping them envision themselves living there. From pulling together all the elements to hanging the artwork, our talented team works their magic to make your home look its absolute best.

Getting all that beautiful furniture and decor to your home—and then packing it up later—takes a lot of logistics. The staging fee includes an experienced logistics crew  that treats every home with care, overseeing the delivery, set-up, and pack-up of items at the end of the hire period.

Now obviously furniture and accessories are included in the staging fee as we can’t present a home without them! The right furniture and accessories can make all the difference between a buyer simply walking through your home and one falling in love with it, ready to pay a premium. What many homeowners don’t realise is that furniture hire is just a part of the staging fee. While it’s true that a bigger property often means more furniture and a higher fee, that’s only part of the story. A larger home typically requires a bigger truck (or sometimes two), more logistics staff and time to load and unload, additional styling prep, more hours on-site for installation, and then all of this needs to be repeated when it’s time to pack everything up.

Most good home staging companies should have solid insurance that covers everyone involved in handling, moving, or using the staging inventory. This typically includes Public Liability as well as property insurance that covers things like fire, theft, flood, and damage. If damage happens to the house or any of your belongings, it’s important to know who’s responsible for fixing it—will the staging company handle the repair, or are they insured to hire a professional tradesperson for the job? If you’re staying in your home while it’s staged, make sure to ask if damage from pets is covered as well.

The less tangible factor behind a styling fee but perhaps the most valuable, is the Real Estate and Styling expertise that you are engaging when using a professional styling team. The knowledge and expertise a stylist has in both Real estate (target demographic, floor plan and layout) and Styling (trends, items received well by the market) is learnt over time, and is critical in ensuring the best outcome for you and your property.
