"When things weren't set out quite right as how the estate agent wanted, they promptly returned the same afternoon and set things right."
"All the rooms looked bigger and a lot more modern and I like that they included some of our furniture. I also thought the pricing was very reasonable for what we ended up with."
"The property is vacant and though it's freshly-repainted, we didn't want to sell a cold, empty house... the cold, empty house was transformed into a warm and cosy home."

Why presentation affects price
The reason price reductions happen isn't usually the market. Buyers form an impression in the first few seconds, online and at the open home. Once they're unsure, they don't come back with offers. They wait.
When a home is staged well, buyers understand the space instantly. They can see how they'd live there. That clarity creates confidence, and confident buyers make strong offers.
Staging doesn't create value in your home. It helps buyers find it.
Built for the demands of a real sale campaign
Most staging companies hire furniture from third parties and work around other people's schedules. We do things differently.
We own our furniture. We own our trucks. We have 55+ people in-house across Brisbane and the Gold Coast.
So when your campaign needs to move fast, we move fast. We run more than ten installs a day, so if your photography moves forward, we can usually move with it.
If we get something wrong after install, like a piece that arrives faulty or a sofa we measured wrong, we send a truck back at no charge. If you'd like something different to what was quoted, we'll do that too, and there may be a fee.
Your furniture stays for eight weeks, or until your property goes unconditional, and it's insured for fire and theft the whole time. Accidental and pet damage aren't covered, and your stylist will talk you through that upfront.
What staging actually costs
Every home is different, but here's where our pricing starts, so you know before you fill anything in.
Vacant homes
Full stage, furnished from empty
Still living in the home
Integrated staging
We work with your existing furniture and layer our pieces in around it, so you keep living comfortably while the home presents properly for photography and open homes.
On larger homes, integrated staging often works out lower than a full stage, because we build on what you already own.
- A stylist and a plan built around your home and its buyers
- Furniture, art, rugs, lamps, linen and accessories
- Delivery, setup and pack-up by our own team
- An 8-week hire: 4 weeks paid, 4 weeks free
- Insurance on our furniture for fire and theft
Our minimum investment is $3,900. If that's outside where you're at right now, we'd rather you know before you spend time on a quote.

From a garage in 2016 to 8,500+ homes staged
Jake ShorterCo-Founder
Phoebe ShorterCo-FounderFoxy Home Staging was founded by Jake and Phoebe Shorter, starting out of a garage with a simple belief that presentation could genuinely change sale outcomes.
Today it's one of the most trusted staging operations in South East Queensland. Two large warehouses. Eight trucks. A team of 55+. And a process refined across thousands of campaigns.
What hasn't changed is why they started: to help everyday homeowners get the best possible outcome from one of the biggest financial decisions of their life.

Common questions
How much does staging cost?
For a vacant home, our minimum is $3,900, which covers a 1 bed unit. A 3 bed unit starts around $4,300, a 4 bed home with two living areas around $5,700, and a larger 5 bed with three living areas around $8,500. If you're still living in the home, integrated staging starts at $4,100. Every price includes furniture hire, styling, delivery, setup, pack-up and an 8-week hire, with four weeks paid and four weeks free. We also offer partial staging depending on the property.
Does staging really make a difference to my sale price?
After staging 8,500+ homes across Brisbane and the Gold Coast, here's what we see again and again: when buyers clearly understand a home, they engage with it earlier in the campaign. A price reduction runs to tens of thousands of dollars, and staging costs a fraction of one. Staging doesn't create value out of thin air. It helps buyers recognise the value that's already there. You can also read 330+ reviews from sellers on our Google profile.
What exactly is home staging?
Furnishing and presenting a property to appeal to buyers. Not to reflect your personal taste, but to help the widest range of buyers instantly understand and connect with the space. It's not interior design. It's marketing for your home.
Can I still live in my home while it's staged?
Yes. We call it integrated staging. We work with your existing furniture and layer in our pieces, so you keep living comfortably while your home looks its best for photography and open homes. In many cases it reduces the cost too.
Do I have to pay everything upfront?
No. Stage now, pay later: 20% upfront and the balance within 30 days of install. If you'd prefer to pay upfront, you'll get 5% off.
How quickly can you turn it around?
Because we own our furniture and trucks and have 55+ people in-house, we can move quickly when a campaign needs to. We'll confirm timing in your quote based on your campaign schedule.
Is staging actually worth the cost?
Almost always, and the number worth understanding first is what a price reduction costs. On a home priced at $1,000,000, a 2 to 3% reduction is $20,000 to $30,000. Full staging for the same property is typically $4,700 to $5,700. If we don't think staging will move the needle for your property, we'll tell you.
