After staging over 8,000 homes across Brisbane and the Gold Coast, here’s what we see again and again: when buyers clearly understand a home, they engage with it earlier in the campaign.

Staging is the process of furnishing and presenting a property specifically to appeal to buyers – not to reflect the owner’s taste, but to help the broadest possible range of buyers instantly understand and connect with the space.
It’s not interior design. Interior design creates a home that reflects the person living in it. Staging creates a home that appeals to the person who might buy it. The goals are different, and so is the approach.
In practice, it means bringing in furniture, artwork, rugs, lighting, and accessories – either into a vacant property that needs everything, or into an occupied home where the stylist works with some existing pieces and adds to them. The goal isn’t to make the home look “staged.” The goal is to make buyers feel something when they walk in.
Yes. This is called Integrated Styling. We’ll blend your furniture with ours so you can keep living comfortably.
Our furniture is insured for fire and theft, and you can use it like your own (yes, even the beds). The only thing not covered is accidental or pet damage – so we’ll have an honest chat upfront.
Every home is different, but here are ballpark figures (incl. GST):
1 bed unit – from $3,900
2 bed unit – from $4,100
3 bed unit – from $4,300
4 bed, 1 living – from $4,700
4 bed, 2 living – from $5,700
5 bed, 2 living – from $6,100
5 bed, 3 living – from $8,500
These figures include the full home: bedrooms, living areas, dining, plus the styling touches that pull it all together – accessories, artwork, rugs, lighting, kitchen and bathroom finishes where they help. You’re getting the whole property campaign-ready, not just the main rooms.
Pricing covers furniture hire, full styling, delivery, setup and pack-up, and an 8-week hire period (4 weeks paid + 4 weeks free). Our minimum starts at $3,900 for a vacant property, or $4,100 for an integrated stage where you’re still living in the home.

Fast – and we’ve built the business around being able to. We comfortably run more than 10 installs a day, with our own furniture, eight trucks, and 55+ people in-house. That means we don’t wait on anyone else when your campaign needs to move.
We’ll confirm exact timelines in your quote based on your campaign schedule, and we typically line installs up with photography day so everything is fresh and photo-ready.
Almost always yes – and the clearest way to think about it is what a stalled campaign costs.
When a campaign stalls and a price reduction becomes necessary, that cost almost always dwarfs what staging would have cost. On a home priced at $1,000,000, a 2-3% reduction is $20,000 to $30,000. A full stage for the same property is typically $4,700 to $5,700.
Staging tends to matter most when comparable listings in the suburb are well-presented, when the existing furniture is dated or the wrong style for the target buyer, or when you need a result within a specific timeframe.
It matters less when the property already presents exceptionally well, or when land value so dominates the sale that buyer presentation barely moves the needle. If either of those is you, we’ll tell you honestly in the consultation.
If we got something wrong, we fix it and there’s no charge. A piece that turns up faulty or dirty, something we quoted and didn’t deliver, a sofa we measured wrong that doesn’t suit the room, a space we’ve overcrowded. We send a truck back.
If you’d like something different to what was quoted, we’ll do that too. A room that feels too sparse, a colour you’ve decided against, something extra you’d like added. That usually has a fee attached, because it’s a second job rather than a correction, and it’s more likely to if it’s a while after install day.
We’re not precious about the design. We just won’t pretend the second truck is free.
Worth knowing that staging isn’t built around personal taste – it’s built around broad buyer appeal. Your stylist will sometimes recommend something you wouldn’t choose for yourself, and that’s deliberate.
As with most things, cheaper doesn’t mean better. Before you decide, it’s worth comparing what’s actually included. Four things to check, and you can do all of them in about ten minutes.
What’s actually in their warehouse. Nobody asks this and it’s the one that matters most. We’ve styled more than 8,000 homes and we hold $12 million of our own furniture across two warehouses. You’re choosing from all of it, not from whatever’s left after the week’s jobs have gone out. Ask a smaller company what happens if the pieces your stylist picked are already sitting in someone else’s house that week.
Can they actually make your date. We comfortably run more than 10 installs a day, with eight trucks and our own crews. Ask what happens if your photography moves forward three days. We can move things around because every truck and every person is ours. A company hiring furniture and booking third-party logistics is waiting on two other businesses to have a spare day.
What happens if something needs changing. If we got something wrong, we fix it and there’s no charge. If you’d like something different to what was quoted, we’ll do that too, and there may be a fee. Either way it’s possible because the furniture, the warehouse and the driver are all ours. A company that hired the pieces in has to go back to the hire company, rebook a third-party truck, and hope the alternative is still available.
How much furniture, and which rooms. Two quotes on the same house are often quoting completely different amounts, and that’s usually most of the gap. Ask for a room-by-room list, not just a total. If one styles four rooms and the other styles seven, you’re not comparing the same job.
Foxy is mid-range on price. We’re not the cheapest, and if after those four questions the other quote still looks better, take it. We’d rather that than you feeling talked into something.
